Average house prices set to fall over the next quarter

Late summer saw house prices peak, but what is the picture for autumn sellers and buyers? With the current political uncertainty, the housing market is proving remarkably resilient; however, monthly falls are forecast for September, October and November as part of the normal pattern of seasonal changes.

Monthly changes
Average prices are predicted to fall by 2.7 per cent over the next three months, with September showing the biggest dip of 1.4 per cent. Prices will then drop by 0.3 per cent in October and 1.0 per cent in November; however, with prices predicted to rise by six per cent by 2021 fuelled by new property hotspots taking off in both the north and the south of the country, the overall average values show positive growth and suggest that the fluctuations are purely seasonal.
Positive growth
Year-on-year prices will remain in positive territory, with September showing a three per cent annual increase. This will be the highest rate of growth for almost a year. Low interest rates, low unemployment and rising incomes continue to underpin this growth.

London most vulnerable
If Brexit can be discounted as a factor elsewhere, the picture is different in London. The capital has been the most vulnerable area for shifting house prices, with London prices set to plummet by six per cent if there is a no-deal Brexit on 31 October. In contrast to other regions, prices in southern England are at their lowest since 2009; meanwhile, the number of residential properties completing the conveyancing process is at the same levels as pre-referendum but lower than the preceding two years. If you want to bag a bargain, it might be best to head for the auction house. In a softening market, reserves are lower than ever; what’s more, specialist conveyancers such as is-the-conveyancing-process-6075 can guide you through the process.
Regions on the rise
The heroes of the market are currently Wales, Scotland and Northern Ireland; for example, prices in Wales are forecast to rise by 8.7 per cent.
The performance of property outside the UK is bucking the current somewhat flat performance trend. This is a reflection of the different impacts of low inflation and wage growth across the country. The overall picture remains positive, with property buyers pressing ahead with their
purchases and the underlying market remaining stable.גילוי אש ספרינקלרים

What did the celebrities wear at Coachella 2019?

Coachella marks the start of the summer music festival scene and has firmly earned its stripes as the place to discover all the latest celebrity looks. Unlike most festivals where it is the celebs performing on stage who wow us with their outfit choices, Coachella has its own set of rules as the entire venue transforms into an outdoor runway, metaphorically speaking.

Why Coloured Radiators Are Becoming More Popular

The UK has a reputation for being rainy and cold. However, keeping warm during the cold months is also not only limited to wood-burning stoves and electric fireplaces.

The emergence of the Danish hygge trend has caused Brits to move from cosy and comfortable to stylish and timelessly classic.

The (MARC) Manufacturers Association of Radiators and Convectors did a survey across the UK in 2018, revealing that there are more than 190 million radiators fitted in British homes.

Brits love being able to grab a bargain for home furnishings, and it is not just an afterthought once the interior décor of a home is complete. Radiators were chosen by design to complement the space and design theme, and now colour is one of the top features.

An Era of Saying Goodbye to Boring

Radiators are increasingly different in form and colour, and practical radiators are a thing of the past. Column radiators are not solely a necessity – now heating is hip to inject style into any room. The classically styled upright radiators are the sought-after design for homeowners looking for retro chic, with grey being the preferred colour over the traditional white.

Column radiators are no longer for traditionalists, even though their versatility in slotting easily into a period style home and the bold colour options enable anyone to add lustre and style. Many DIY enthusiasts have been creating complementary colour schemes using these wall-based heating units.

This trend of gravitating toward colours has more to do with creating a cheerful and unique space than with simply finding a heating unit. Regardless, the question of how much do column radiators cost is answered by how much you are willing to pay. The main contributing factors are location, the plumber’s price and whether or not you are able to grab one on sale or at a discount.

The Freedom to Be Creative

Homeowners love the idea of matching wall colours, and as soon as the radiator has colour it transforms from being a heating unit into being a piece of contemporary art. The colours favoured are range from spicy red, mineral grey to ocean blue. If you are less colour-confident, your choice could shift towards light pastels in grey, yellow, pink and aqua. All these are also available in both matte and gloss options.

What is a property inventory?

A property inventory is the inspection of a property and its contents and condition. Here is a detailed look at exactly what a property inventory is, why it is important, and how it works.

How does the inventory work?

A property inventory is usually carried out by an inventory clerk and results in a report that accompanies tenancy agreements. Carried out at the start of a tenancy to confirm and examine the condition and contents of a property, the report is a reference document to be used at the end of the tenancy agreement.

What does the inventory look at?

The contents and condition of the property and its fixtures and fittings are noted on the report, so aspects such as cracks in tiles and stains on carpets should all be noted, along with details of meter readings, keys, and smoke and carbon monoxide detectors.

Property inventories are in-depth documents, but they can differ in format, structure and the exact level of detail. Reports usually include a Schedule of Condition, which is a description of the overall condition of the property. Simple tick-box inventory forms can indicate damage, cleanliness, and working order of the property and its fixtures and fittings without accompanying descriptions. More comprehensive reports can include photographs of fixtures and fittings and detailed descriptions of items and conditions. For any landlord wondering if it is worth carrying out a property inventory, or any agent asking “why would I use property inventory software?”, using property inventory software means it is straightforward to select the appropriate format to establish the necessary level of detail required.

What is the purpose and is it worth it?

Essentially, the inventory report comes in to play at the end of the tenancy if there is any disagreement over the condition in which the tenant has left the property or the fixtures and fittings. Since 2007, all security deposits must be protected in a security deposit or insurance scheme that provides a third-party adjudicator should a disagreement arise. The property inventory report serves both parties in the tenancy to reduce or resolve end-of-tenancy disputes.

In conclusion, the property inventory is a crucial part of the tenancy process and documentation. It does not necessarily need to be difficult to carry out, and the benefits for both parties are clear.

5 Ways to Update Your Home for Spring

The changing of a season is always a good excuse for a sort-out at home, and coming out of winter with the whole summer to look forward to is especially satisfying. Just a few small changes can make a bit impact.

1. Keep It Simple

It needn’t be big changes. Start small and aim to make a few small updates. Something as simple as adding a few new cushions or hanging lighter curtains will give your rooms a whole new dynamic. Your clothes likely have a summer and winter wardrobe, so follow that idea through to your décor too.

2. Say It with Flowers

Blossom is one of the most beautiful signs of spring, and delicate florals are an easy way to make your home look ready for spring. Real flowers are great, but we’re also thinking bold floral prints on soft furnishings or a new rug. Flowers are sure to brighten up your space.

3. Don’t Forget Foliage

Many of us are used to putting cut flowers on display in our homes, though fewer of us include foliage in our displays. In fact, leaves or palm fronds can be a very beautiful and impactful addition. A big pop of green – from a banana leaf to some stems from a bush in the garden – makes a bold statement that can be a focal point in your room.

4. Let in the Light

As the days get longer again, let more light in to your rooms. Investing in new windows is a significant investment, but choosing a company providing Evesham double glazing offers good value. More light is one of the simplest ways to brighten up the space, and windows from Evesham double glazing offer a modern look.

5. Spring Clean

Traditionally, the first thing we do is a good clean – so much so that it has a proper name! Think about the places that have a tendency to get overlooked: skirting boards, tile grout, etc. Tackle one room at a time and work your way around the house. Do a deep clean that includes things like steam-cleaning carpets.

For more ideas on what to do with your home this spring, see the suggestions from Elle Décor.

Do not put so much pressure on the update that you forget to enjoy the season!

Ever wondered why we call Sausages bangers?

Food has nicknames. Who would have thought that? It’s true that we tend to name things but you’d have thought that the poor old sausage would have been safe. There is a reason why we call food by other names as they take on the characteristics of things or the story behind them. Although it is unlikely that we’ll ever go as far as Grampa Simpson when he claims that Bananas are known as “Yellow fatty beans” it’s always been our way. Here are some examples.

  1. Bangers and Mash – This tea time favourite is not as old as you might think. It stems from the First World War. Quality food was scarce but one thing that could be relied upon was the good old spud of which there was abundance. Sausages, however, were not so plentiful or at least ones that had meat in them. Everything was thrown in rusk (which is still used) and offal plus a fair bit of water meant they hissed and would explode therefore a banger. A sign of high meat sausage is one that doesn’t bang. It doesn’t really matter whetheryou are cooking on a Lincat SLR6 Silverlink 600 like the ones you can find at or a domestic oven the result is still a beautiful tasting sausage to enjoy.
  2. A Bloody Mary – Why isn’t it just tomato and vodka juice, with a cheeky splash of Worcester sauce. This is an old one. It refers to Queen Mary the first. As a Catholic she was less than impressed with her Dad’s (Henry VIII) attempts to build a Church of England that she had three hundred priests burnt at the stake before Queen Elizabeth came to the throne. Easy to see it’s the blood she spilt but there doesn’t seem to be any other link.
  3. Welsh Rarebit. Cheese mixed with beer and melted on toast. The whole thing is an insult from the English who claimed that Welsh people couldn’t afford meat so they could only have cheese. Yes, because Rabbits are well known for their love of Cheese? Rubbish joke.

4. Caesar Salad. Not in any way something that the famous Roman General cooked up on his travels. This comes well after him. In fact it dates back only about a hundred years. Poor old Caesar Cardini had a big problem down Mexico way. His restaurant was out of food and all that he had left was eggs, olive oil, lemon juice, black pepper, croutons, lettuce and Worcester sauce (again!). To make it worse a whole bunch of Hollywood stars were set to be eating there that night! Like his namesake the resourceful Caesar threw it all together and it was a triumph.

The choice of sushi is staggering.

It is incredibly healthy and filling and it is becoming very popular in the UK. It’s sushi which translates as “sour tasting” not that sushi does taste like that. It’s a reference to the vinegared rice that you get with it. Its usually the
standard medium or long grain white rice but there is no reason why you can’t have brown. In fact, some of the recipes suggest it plus its an even healthier option. The usual thing to have with it is fish like tuna, shrimp, calamari or for the very adventrious eel. One thing to get out of the way now is that Sushi does not involve raw fish or. That is sashimi and you don’t even need to have the rice with it. Something to remember if you ever get given the choice before you wander over to Sushi refrigerated Topping units like the ones provided by does Sushi come from?

Sushi is Japanese and one of the main stays of the country’s cuisine. It’s probably on of the most well-known foods from Japan. You might not want to try the original style as this involved fermented rice, hence the name sour tasting.Vinegar is now the excepted alternative and much nicer. There was no addition of fish or anything else to begin with it was just plain rice. It was not until the start of the Edo period in 1603 that fish was added to the rice as well. This was made into square blocks using bamboo moulds. The food is extremely decorative and is usually served in a box with a wide selection. In fact, it is seen as more of an art form and the sushi’s appearance is greatly prized.

The sushi that we eat is not exactly authentically Japanese. As with Pizza, Curry and Chinese food what we have has been adapted to our tastes and using the ingredients that we would better recognise. For example, the most
popular and common style of nori is the California roll. In most case the nori a thin seaweed wrap around the fish is on the outside with the rice underneath. In the case of the California roll the fish is inside the rice. The rice is outside and covered with toasted sesame seeds or roe or nori. The fish inside is changeable with either tuna or crab. One other factor that makes the roll popular is that there are vegetarian options available. For example, avocado is very popular as is carrot and cucumber.

Is it legal to drive a tank on the road?

Although drivers are spoilt for choice when choosing their vehicles these days, some enthusiasts still want to try new experiences on the roads and drive eye-catching forms of transport.

Some build their own wacky races contributions such as motorised bedsteads, sofas and wardrobes which are all legal on the roads.
What about a tank?
So, what if you want something to turn heads on your trip to the supermarket or down to your local? You may have already developed a taste for the unusual by trying out some of the driving experiences available from specialist firms. A tank driving experience, can be found at sites such as tank driving experience, but could you take the skills you learn onto the wide expanses of the highways and byways of the UK? Surprisingly, the answer is yes!

If you are in the market for a former Ministry of Defence vehicle, including Chieftain tanks for around £50,000, you will find specialist dealers in the UK
. Cheaper tank options are available!
Once you have your vehicle, how about taking it for a spin legally?
L plates

When it comes to registering your new runaround you will encounter a bit of red tape associated with width and weight regulations for road vehicles and these are not insurmountable, but time- consuming.
Once this is out of the way you will need the appropriate licence. Surprisingly, this simply involves applying for a category H licence. Amazingly, anyone with a full UK car driving licence is entitled to a provisional category H equivalent.
This allows you to drive a road-legal tank provided you are accompanied by someone who holds a full category H licence and provided, yes you have guessed it, you display L plates!
If you have opted for a cheaper version, and it only has one seat, the qualified driver is no longer required, but this could be a bit risky for the novice tank commander.
Once you feel you are ready you can apply at your local DVLA testing centre for a category H test. It costs just over £60. You will be tested on driving around circuits and turning the tank toface the other way, a bit like a giant three-point turn. An eyesight test follows along with a theory
After you pass you are ready to rumble!
